Project Overview

Magnolia Lights marks a milestone as Magnolia’s first mixed-use development, designed to offer affordable, high-quality housing in the heart of downtown. The development features:

  • Two 6-story timber-framed buildings

  • A 6-story open parking garage

  • 131 residential units and 10 double-height retail spaces

A thoughtfully curated mix of amenities—including a pool, conference room, co-working space, gym, and a rooftop gathering area—enhances community living and work-life balance.

The unique architectural layout, hybrid structural systems, and the use of engineered timber presented a distinct modeling challenge, requiring expert coordination between disciplines to maintain structural integrity without compromising design aesthetics.


Casad’s precise modeling and coordination enabled early identification of design conflicts, optimized structural layouts, and contributed to a faster approval process. The outcome: a future-forward, community-first development supported by efficient, high-quality structural design documentation.

Casad Infra Solutions scope involved structural design team with BIM services:

  • 3D Structural Revit Modeling:Developed accurate, information-rich models capturing the intricacies of timber framing, double-height retail bays, and hybrid framing zones.

  • CAD Drafting & Documentation:Produced coordinated 2D drawings and construction-ready documentation, aligned with project standards and structural intent.

  • BIM Coordination:Enabled clash-free integration with architectural and MEP models, supporting a smooth design-to-construction workflow.
